FHK was originally formed through a strategic partnership with Kipling Residential Management Inc. and the Forest Hill Group to provide a complete property management service model to the upscale condominium market in Toronto. This model combines Kipling's extensive experience in property management with the luxury service delivery expertise of The Forest Hill Group (concierge services, valet parking, security, etc.). FHK currently manages over 15 communities in the Toronto area on behalf of their Board of Directors and residents. In 2019, FHK purchased Balance Residential Management from Great Gulf, creating a new strategic partnership with the developer to manage all new condominium projects in Toronto, in addition to their current portfolio.
FHK and its team has extensive experience in the operations and management of multi-family properties. FHK's expertise and knowledge extends across a broad spectrum of property types. At the present time, FHK manages multi-family properties across Ontario in Toronto, Burlington, Guelph, Cambridge, Mississauga and Kitchener, while continuing to grow. Our priority is to meet the specific needs of each community, maintaining building cleanliness and providing excellent customer service to our residents.
Development, Acquisitions and Takeovers
FHK assists clients with property acquisitions and dispositions. FHK's founding partners and senior management team has over a century of combined experience in providing strategic investment advice and due diligence services. FHK offers document and due diligence coordination to its client. Materials reviewed by FHK during the due diligence period includes tenant leases, rent rolls, receivables reports, building services contracts, and building condition assessments. FHK further reviews and makes recommendations on human resources plans, suite renovation programs, parking usage, market surveys and rental rates.
FHK strives to incorporate the latest technology innovations into its portfolio and overall business model including financial and tenant interfacing software, building systems, and marketing and leasing techniques.
Across our portfolio, FHK utilizes the cloud-based property management and accounting system, Yardi Voyager 70.8 v7.05. FHK chose Yardi for its strong database, ease of use, Canadian support network and industry recognition. It is a scalable product that allows separate databases to be maintained for separate portfolios and owners to ensure security of data and confidentiality.
FHK further utilizes RENTCafé, a Yardi Systems service solution, for its multi-family rental properties. RENTCafé allows residents to go paperless with online rental payments, lease renewals, and maintenance requests. It allows management to communicate with residents to distribute newsletters and notices, track maintenance requests, provide preventative maintenance scheduling, and access resident ledger accounts.
For properties requiring heightened online presence, FHK's marketing team has extensive experience in multi-family website design and marketing services.
